• Complimentary Underground parking 
• Complimentary Reserved private parking slot for booking with 60 days stay and longer. 1 parking slot per room

• One Complimentary Niseko Hot Springs Passs per Adult for booking with 30 days stay and longer.

Terms & Conditions 

• All rates are room only. (without breakfast) 
• All rates stated are including tax and per room per night in Japanese YEN 
• All rates stated are Length of Stay based.
• Child over 12 years old or below 11 years old with extra bedding is counted as an adult.
• Can not be used in conjunction with another discount. 

Deposit and Payment Terms

• 20% non-refund deposit upon booking.
• A full payment by 60 days prior to arrival.
• 100% non-refund deposit for reservation made less than 60 days prior to arrival date.

Cancellation Terms

• All non-refundable after any payment.
• Any cancellation made after 60 days to prior to arrival incurs fully cancellation charge.

Number of persons for each unit

• 1bedroom suite - 2 adults + 1child (below 11 year-old with sharing bed)
• 2bedroom suite & Penthouse - 4 adults + 1child (below 11 year-old with sharing bed)
• 3bedroom suite & Penthouse - 6 adults + 1child (below 11 year-old with sharing bed)
• Additional Person charge at JPY 2,100 per night (Maximum 1 person per room, Not available for Studio Room)
• Extra bed will be prepared for additional person.
